If you want to buy a home in and around Whitefield for between 50 lakhs and 1 crore, you should look into Godrej Splendour, a new project along the Belathur Main Road.

Godrej Splendor, spread across 18 acres, offers over 1200 Vastu-compliant 1, 2 and 3 BHK units. As part of phase one, the developer has built nine 27-story towers on ten acres. Each floor will have four apartments, with the majority of them facing north and east. The developer promises 80% open green space and on-site air purification technology. The project is expected to be completed in 2027.

In addition, each unit will receive one covered parking space. The development is located on the Belathur Main Road. It is about 2 to 3 kilometres from Whitefield Hoskote Road, 6 kilometres from Hope Farm Junction, and 3.5 kilometres from Old Madras Road.

There are numerous builder floors and small apartments nearby. The Belathur Main Road is in good condition, but it has yet to be completed. A storm water drain is located near the project. When we visited the site, we noticed water stagnation in a few areas. However, because the structures are massive, this may not have a significant impact on the residence, and if a sufficient buffer zone is left, it is not a cause for concern.

The nearest job hubs are software companies and tech parks in Whitefield, Kadugodi, and surrounding areas. Within a five-kilometer radius, there are numerous reputable educational institutions and hospitals. However, premium health care facilities in multispeciality hospitals such as Manipal and the like may require some travel. Small retail and commercial establishments can be found on Belathur Main Road. However, for shopping, you may need to travel to Whitefield Hoskote Road or Whitefield.

The project is 7 to 9 kilometres from Forum Shantiniketan, Ascendas Park Square Mall, and Phoenix Market City. Public transportation is easily accessible from the Belathur Main Road or the Whitefield Hoskote Road.

1 BHK has a super built-up area of 600 sq ft. While one bedroom is 990 square feet, three bedrooms are 1240 square feet. The price of a one-bedroom apartment is 42 lakhs, plus additional charges. 2 BHK apartments cost Rs 70 lakhs plus additional charges, while 3 BHK apartments cost Rs 90 lakhs plus additional charges. The annual maintenance charge, GST, and the Corpus Fund are among the additional charges.

This is the floor plan for a 600 sq ft 1 BHK unit. There is a foyer, a living/dining area, a balcony connected to the sitting area, a kitchen with a utility, a shared bathroom, and a bedroom.

When we compare Godrej Splendor's offerings to other projects in the same price range, the master bedroom in all BHK configurations could have had a balcony. In 3 BHK apartments, only the master bedroom has an attached toilet, leaving the other two rooms to share a bathroom. At least one of the other bedrooms should have had an attached toilet.

When we compare the average size of 2 and 3 BHK flats in Belathur and the price of 2 and 3 BHK apartments in Belathur with Godrej Splendour, the size configurations and price of units at Godrej Splendour are well within the range of what the locality is offering.

To summarise, the location of Godrej Splendour is excellent. It's only about 6 kilometres from the Hope Farm Junction. The project does not encourage walk to work culture, but it drastically reduces commuting time because employment centres in Whitefield, Kadugodi, and other nearby areas are so close. The social infrastructure is adequate, and the area will benefit once metro connectivity to Whitefield is established. Overall, the project is appropriate for both end use and investment.
